It depends on your site, the size and siting of the room and your local council. Some garden rooms need only a building permit, while others also need planning approval. Planning, engineering and building approvals are managed as part of every HAVN Studios build, so you don't have to coordinate them yourself.

Construction typically takes 4–12 weeks, depending on the size, design and level of fit-out. Design and approvals come first, and the time they take depends on your site and council. Your design consultation will give you a realistic timeline specific to your project.

Pricing depends on room type, size and selected extras. Every quote is based on your specific brief, site and inclusions, and is confirmed after your free design consultation, before construction begins.

Every build includes site-specific engineering, engineered footings, structural timber framing, full insulation, a low-pitch COLORBOND® steel roof, double-glazed aluminium windows and doors, premium cladding, durable hybrid flooring, split-system air conditioning, LED lighting, a purpose-designed interior fit-out and a builder's warranty. Depending on council zoning and your site, some garden rooms can be approved for ancillary accommodation. This needs to be assessed on a site-by-site basis during your consultation, and we'll advise honestly on what's achievable for your property.

Turnkey means turnkey: site consultation, design, engineering, approvals, construction and final handover are all coordinated by our team. You won't need to coordinate separate trades or consultants.

Every HAVN Studios build includes a builder's warranty covering structural and workmanship defects, in line with Western Australian building regulations. Full warranty terms are provided at contract stage.
